Extensions

Rear, side-return and wraparound extensions that add space and light – designed, approved and built by one team.

What you get

A bigger kitchen, a family room or an extra bedroom, designed to work with the rest of your house – not just to add floor space.

Some extensions can be built under permitted development; others need planning permission. We advise on the right route at the first visit, prepare the drawings and applications, and manage building control through to sign-off.

Frequently asked questions

Do I need planning permission for an extension?

Not always. Many single-storey rear extensions can be built under permitted development; others, and most homes in conservation areas, need a planning application. We check which route applies to your home at the first visit and prepare the drawings either way.

How much does an extension cost?

It depends on size, structure, access to the site and finishes, so we price each project individually. You get a written estimate once we have seen the house and agreed the brief, and costs are checked again as the design develops.

Can we stay at home during the build?

Usually, yes. We plan the programme so the house stays usable for as long as possible and tell you in advance about the days when water, power or the kitchen will be out of use.

Who deals with building control?

We do. We submit the building regulations drawings, coordinate the structural engineer and arrange the inspections through to the completion certificate.
