Architectural Garden Rooms in North London & Herts

Engineered to full residential house standards, from £20,000 + VAT. Built under Permitted Development across Hertfordshire and North London in 2 to 3 weeks.

Built like a house. Installed in days.

Most garden buildings are glorified timber sheds with thin insulation and short lifespans. GORDS builds residential micro-extensions.

We engineer every outbuilding using the exact same structural C24 timber, PIR thermal insulation, EPDM roofing membranes, and powder-coated aluminium glazing used in £200k+ house extensions. Because we pre-assemble our structural frames at our St Albans workshop hub, we eliminate weeks of noise, skip clutter, and trade disruption in your garden.

  • Permitted Development Compliant: Engineered under 2.5m eaves height to bypass lengthier planning applications in most properties.
  • Year-Round Thermal Efficiency: 100mm C24 timber framing lined with high-performance PIR insulation keeps your space warm in winter and cool in summer.
  • 100% Fixed-Price Certainty: Comprehensive, line-item proposals with zero hidden extras or surprise variation fees.
  • 10-Year Structural Guarantee: Complete peace of mind backed by certified Part P electrical and plumbing sign-offs.

    Rapid On-Site Assembly (10–14 Days)

From ground screws to plastering in two weeks. Our site team installs ground screws, erects the pre-fabricated frame, seals the roof, fits glazing, and completes first-fix electrics and plumbing with minimal noise and zero street clutter.

Frequently Asked Questions

Do I need planning permission for a garden room?

Usually not. Our standard designs are engineered under 2.5m eaves height, qualifying as Permitted Development. For listed buildings or strict conservation areas (e.g., Highgate N6 or Hampstead NW3), our team manages full planning and conservation consent applications on your behalf.

How long does the on-site build take?

Because structural frames are pre-fabricated at our St Albans workshop base, on-site construction typically takes 10 to 14 working days from foundation installation to turnkey decoration.

Can I add a bathroom or kitchenette later?

It is significantly more cost-effective to install plumbing and waste runs during the initial build phase. We recommend specifying your wet room or kitchenette requirements during your initial proposal audit.

How warm is the room in winter?

Every structure is built with 100mm high-performance PIR insulation in the floor, walls, and ceiling, achieving thermal insulation standards equivalent to a newly built modern home.
